I received some great news this morning. I’m getting $1.5 million dollars from Interpol and the UN Crime Fighters (sounds like a cool group) as compensation related to an international fraud ring. Lucky me. In all seriousness, phishing of this nature is a very real issue and one that continues to become more and more sophisticated. And while this example may be as transparent as Madonna’s recent bra shots, some can be harder to spot as illegitimate. I’ve seen impressive-l...ooking phishing emails from big banks and retailers (like Apple) that are much harder to spot as fakes. A few things to keep in mind: -who it’s addressed to (dearest?) -spelling, punctuation and grammar errors (see if you can find them all in this one) -the ‘from’ line email address -the ‘two’ line email address (hello ‘undisclosed recipients’) -attachments (very seldom would an FI or business be sending unsolicited attachments in a mass email) -imbedded links (even CRA will instruct you to visit your CRA online account but won’t include a hyperlink) And of course the most important - requests for passwords and personal information. A trusted business would either a) already have this information or b) if this information was compromised they would notify you by phone and potentially want to verify you in person. If you have even the slightest inkling that’s something is off, then there’s a good chance that it is. So what is a qualifying rate? It’s the one used by lenders to qualify borrowers for mortgages to ensure that the borrowers can still afford the mortgage with future rate increases. In terms of actual mortgage dollars the increase buyers will see from a 10 point drop is pretty modest, ...but if you’re stretched thin on income or buying with a low down payment it might just get you right where you want to be. But keep your eyes out for more changes coming because IMO policy shifts don’t usually happen in isolation, which means we could see more changes coming for the industry in the short term. This is definitely the hardest and the most humbling post weve ever written. We never expected to have to ask this, but we need help. As many of you know alre...ady, our family was just about to open the doors to our new restaurant, Haven Kitchen + Bar in Langley. We were so excited to show you the spot that we created for people to gather and celebrate as we have poured our heart and soul into this for over two years. We took personal risks, sold off our investments, and gave everything we had to a dream that weve been talking about for years. As with many restaurants, getting to the finish line has been a roller coaster. Our team is exhausted and so are our funds. Today, we were supposed to be opening our doors to the public. John Cena and the Key Interest Rate cut? Read on... Youve probably seen or heard the headline: Bank of Canada cuts overnight rate by half a percent but what does it actually mean? Well, if youre in a variable rate mortgage (or considering one) or if you have a home equity line of credit it could mean a lower cost of borrowing. ... Example: You have a variable rate mortgage (VRM) at prime minus .70%, you were paying 3.25% (3.95-.70%). Now, as of March 5th with a prime rate drop youll be paying 2.75%. Keep in mind that while many lenders are changing prime not necessarily all are. While the overnight rate influences prime rate there is no single prime rate. Ultimately, its at the financial institutions discretion whether they change their bank prime rate, though the market does tend to move as a pack (as of today the Big Five Banks have all committed to cutting their prime). But what if I have a fixed rate or Im considering one? What do I get then? The short answer is nothing. Fixed mortgage rates are tied to bond yields (not the overnight rate) so it has little bearing. If youre looking for a fixed rate mortgage you may see some downward movement over the course of the spring but that could simply be due to seasonality and competitive forces. Could there be another cut to the overnight rate coming? Sure. But rather than trying to predict the future, it is important to keep in perspective that we are still at historically low mortgage rates, so if youre looking to secure low rate financing (either variable or fixed), in the words of John Cena, THE TIME IS NOW.
