That's a wrap on our "Saving for Homeownership" Finance Challenge! I put together a checklist for you to save or screenshot with more tips to help you continue on your savings journey! Here are some additional details on each one: 1. Schedule "no spend months" throughout the year - try one in February where you don't buy anything that isn't a necessity and see how much money you can put away into savings from that alone!... 2. Use an envelope system - Dave Ramsey is known for his envelope system where you categorize all your expenses including entertainment, clothing, groceries and break down your budget with a specific amount for reach category. Once that "envelope" is used up, you can't spend any more money from that category. It will help you better manage money and not spend it on unnecessary or unplanned things. I think people either love or hate this one - what do you think? 3. Set up a monthly money review process - This is like doing what we did on Day 2 of the challenge and making it part of your monthly routine! I think this is great for keeping an eye on what you're spending money on so you can cut back where needed! 4. Use the 72 Hour Rule - This is my favorite! If you have the idea to purchase something - whether it's that one click buy from Amazon because you really wanted that new book that Amazon "suggested" or that gadget you just have to have for your kitchen! Well instead of hitting that one click buy, hit add to cart, then wait 72 hours to make the decision to buy it! Stop the impulse shopping in it's tracks! 5. Lastly, Read or listen to one money related topic per week! See more

DAY 5: SET UP AUTOMATIC SAVINGS - it's time to start pumping money into whatever your day 1 goal was! Whether you want to wait until after your 30 days of tracking your spending is up, or start today based on all the numbers you've looked at over the past few days, is up to you! Setting up automatic savings will force you to put a specific amount of money into an account for savings without having to think about it. Treat it like a monthly expense or bill and you'll be able to start stacking up savings quickly!

Dear 2021, before we commit, let us lay some ground rules! While 2020 was far from an ideal year, there were some silver linings too. I’m grateful for the quality time spent with family. I enjoyed our family dinners together. We are all usually running in different directions. ... I’m grateful for the friends who checked in on me to make sure I was doing ok. You have no idea what that meant to me I’m grateful that my husband didn’t have to travel 50 + times this year because I miss him. I'm grateful that technology allows me to do a lot of my job virtually so that I could keep things going this year. I'm grateful for the clients who stuck with me through quarantine and kept going forward with their home buying goals. I'm grateful for my sellers who trusted me to handle their home sale during a pandemic. 2020 is a year we will never forget but in all seriousness, I do hope 2021 has more perks! But before you start picking out paint colors, first you have to write an offer which means determining an offer price - How do you determine what your offer price should be? Here is a sneak peek into my strategic offer writing formula:... Step 1: Know the market (aka be an educated buyer) - This is critical to writing an offer confidently and preventing cold feet. Your Real Estate Agent is the key to your education! You'll want to know things like: Is it a buyer or seller's market in the area where you're looking? How quickly are homes selling? What is the average list to sold price? Step 2: Know your budget inside and out - you'll want to know your numbers so you are comfortable with the price you're offering and know the difference a $10-20,000 will make in your mortgage payment. Step 3: Check the stats - how long has the house been on the market? This is one quick indicator of how in demand the house is. From there you can determine if there are other offers on the table and therefore how aggressive your offer needs to be. Step 4: Combine Steps 1-3 to determine a smart offer price! See more
