2020 Delivers a Strong Finish! December wrapped up the year with some very strong numbers. Even though December is historically a slower month, the final results were impressive to say the least. The strength in our market is evident. Greater Victoria is the place so many Canadians want to live, and pandemic or not, the pressure they are putting on our market is undeniable. Last month we saw a 54% increase in unit sales over December of 2019. That increase followed six consec...utive months of unit sales increases. The results are quite staggering. Significantly, the impact of this has been a large drop in inventory. Although new listings continue to outpace 2019, the overall inventory continues to drop, and as of December 30th our inventory of active listings is 38% lower than the same time last year. As we move into January of 2021 we expect more of the same conditions. While we do expect more inventory to surface as we move through the remainder of this month, we also know that there are still many active buyers out there still searching for their next home! Strong Sales take us to the end of 2020! November shows little signs of slowing following record sales over the last 6 months. The strength is evident, Greater Victoria is the place so many Canadians want to live, and pandemic or not, the pressure they are putting on our market is undeniable. Last month saw a 37% increase in sales over the year before, on the heels of September and October's 60% increase, pushing 2020 YTD sales 14.6% higher than 2019 despite the COVID-19 pand...emic basically halting Real Estate sales in March and April. The results are really staggering. The result of this has been a large drop in inventory. Although new listings continue to outpace 2019, the overall inventory continues to drop, and as of November 30 it remains 24% lower than the same time last year. We all know what happens when sales climb and inventory drops! Stay tuned for another active month and watch for our end of the year analysis next month where we'll take a deeper dive into market conditions, breaking down sales activity in the different segments and locations of the Capital Region's Real Estate Market! October Market Continues to Sizzle! Unless you've spent most of October under a rock, it's no secret to you or anyone that the Victoria Real Estate Market continues to sizzle as one of the hottest markets in recent memory. Sales continued at a record pace, hitting close to 1000 sales (990 to be exact), out pacing October 2019 by 60%, for the second month in a row. Many pundits contribute this to a pent up demand from the Spring when COVID-19 protocol brought the market to a n...ear halt for 6 weeks, and added pressure from outside Victoria due to safety, low COVID numbers and overall lifestyle.....all of which are likely true. Interest rates at a record low can't be hurting either. Here's a few "neat to know" facts that aren't readily available through regular Real Estate discussion: - Although multiple offers have hit 21%, this is still far off from the spring of 2017 where they were between 40%-46% for many months. If this market continues watch for these numbers to climb. - The condo market makes up 31% of sales in Victoria, but only 15% of the multiple offers. - The average condo market price increase is 1% over last year whereas the house and townhome market are up over 5%. - Inventory continues to fall drastically, down 11% from September and 20% from October 2019. Victoria Market Surges into Autumn! The accumulated results for September in the Victoria Real Estate Board continue to impress delivering more of what we saw in August. The numbers continue to astound as September posted 938 Residential sales overall, an amazing 59% increase over September 2019! We are continuing to see the pent up demand from the spring market that never materialized earlier this year.... As the strong "Seller's Market" continues, we have seen 22% of the total properties that sold in September sell for over asking price. Without question, the hottest segment of the market continues to be single family homes priced in the $700,000 - $900,000 range. We expect this trend to continue as long as the inventory level remains low with active listings coming in 18% lower than this time last year.
