Spousal Buyout You can apply for a mortgage product called a Spousal Buyout. This product allows a spouse, who wants to keep a matrimonial home, get a mortgage up to 95% of the value of the property in order to pay out an amount owing to the other. In the past, if both names were already on the deed and mortgage, the maximum one party could pull from the house was 80% of the value as a refinance. Requirements for a Spousal Buyout Product... 1. A home appraisal report in order to determine the value of the home. 2. A signed Separation Agreement, written by or signed by a lawyer. Some lenders will allow a Separation Agreement signed by just the parties so if this is your situation, a Mortgage Broker can send your file to the appropriate lender. 3. An Agreement of Purchase and Sale between the parties.

GST/HST new housing rebate Homebuyers who purchase an energy-efficient home or make energy savings renovations can save when they get mortgage insurance through Sagen. 2. It’s a new house or it was substantially renovated. 3. Shares were purchased in a co-op complex for a unit that will be used as your or a relative’s primary residence. 4. The home was constructed or substantially renovated and the fair market value of the house when construction is completed in less than $450,000. 5. How Does Pre-Approval Work? Let’s start by clarifying the difference between being pre-approved and being pre-qualified. When you’re pre-qualified for a mortgage, it means a lender has given you a rough estimate of how much you can afford to spend on a home based on your income and savings. For pre-qualification, your financial information does not need to be verified and your credit is not checked. Pre-approval is another step up from pre-qualification, in which you’re basic...ally beginning the application process for the mortgage. When you’re pre-approved for a mortgage, a lender has officially committed to loaning you money to buy a home. In order to issue a pre-approval, a lender will review your income, the source of your down payment, your assets and liabilities, as well as your credit report. You’ll need to provide a record of employment, income, confirmation of your down payment, as well as details of your assets, such as vehicles and investments; and your liabilities, such as credit card debt and other loans. After reviewing your finances, the lender will determine the maximum loan amount you qualify for, and provide you with a letter of pre-approval. This letter is the lender’s commitment to loan you money, and it often guarantees a certain interest rate for 60 to 120 days. Keep in mind that this amount is usually the absolute maximum loan you could qualify for, so you may not necessarily want to shop for houses in this high price range. This pre-qualification also does not guarantee that your mortgage application for a specific property will be accepted.
