Formed through concrete tilt-up, the site and building design emphasize the corner location with a landscape and architectural focus. Dayhu Group Of Companies teamed up with Wales McLelland to bring this two-phase Industrial Business Park to Delta, BC. The structure of both phases consisted of reinforced tilt-up concrete panels and the warehouse has 36’ clear heights. Boundary Bay Industrial Park Phase 1 Phase 1 of this industrial business park was completed in June 2014. The large-scale comprehensive site preparation program was completed in phases over a 20-month program and included bringing in over 700...,000 m3 of new fill material to preload the site and fill the site to flood construction level for building construction. Completed in phases over a 20-month program, Wales McLelland teams moved quickly to ensure the first building could start construction at the earliest possible start date. Boundary Bay Industrial Park Phase 2 After the completion of Phase 1, Wales McLelland moved to construct Phase 2. Construction consisted of 427,400 sq. ft., nearly identical to Phase 1. This facility features 88 dock height loading positions with 4 drive in ramp positions. Beginning in 2015, GWL Realty Advisors brought on Wales McLelland to design and construct two distribution centres for lease, totalling more than 935,000 sq. ft., on 57 acres of land within a 330-acre industrial business park. Delta iPort Building 1 Wales McLelland's first scope of work included the initial site preparation, which consisted of bringing in roughly 1.2 million cubic yards of structural fill and preload material. The building contains 453,620 sq. ft. of state-...of-the-art features, including a 36-foot clear height, LED warehouse lighting on motion sensors, a 60-foot staging bay, a 182-foot secured loading court, plus 80 dock doors and four drive-in doors. Delta iPort Building 2 The more recently completed second building is a 483,000 sq. ft. warehouse/distribution facility, designed for multi-tenant use. It features a 36-foot clear height, which will allow for increased racking levels for future tenants. The building is also equipped with 82 dock doors, complete with airbag dock levellers and four-grade access doors.
