At this time we are pleased to provide you with an updated Wasaga Beach Real Estate Market Report for the completed month of November 2020 and year to date. All... information provided below is in reference to residential-detached freehold ownership homes, sold in Wasaga Beach and Collingwood, by all brokerages and as reported to the Southern Georgian Bay Association of Realtors (SGBAR). Summary: Low inventory and the arrival of winter weather has softened the number of monthly unit sales in November over the previous five months. However, with low inventory and continued buyer demand for Southern Georgian Bay areas, the average sales price continues to increase month over month. In Collingwood, the average residential-detached freehold home has increased an incredible 28.2% in only one year's time, a value of approximately $166,385 (November 2019 $590,056 VS November 2020 $756,441). Perhaps equally as impressive, the average list to sale ratio in Collingwood has currently obtained an average of 100.4% of the asking price. In Wasaga Beach, the number of homes sold year to date has significantly surpassed the previous year. There has been a total of 554 residential-detached freehold homes sold in comparison to 404 at the same time in 2019. This is an increase of +37% year over year entering the month of December. Although, even with an impressive number of homes sold in 2020, it is an interesting observation to note that even very productive years traditionally have seasonal adjustments. In November 2020 there was a total of 37 residential-detached freehold homes sold. This is down from 50 in October, 66 in September, 88 in August, 79 in July, and 65 in June. This is also in part due to low inventory, although statistically, the number of unit sales do slow down in November each year, with the lowest amount of sales completed in December, January, and often February. For comparison in 2019, there was a total of 36 sales in October, 28 sales in November, and 16 sales in December. In 2018, there was a total of 23 sales in November and 11 in December. The month of December 2020 will be dependant on inventory as once again there is consistent buyer demand for new listings entering the market and buyers certainly have homes on their Christmas list in 2020. Value in Wasaga Beach is currently up +16.4% over the average sales price this time last year for a residential-detached freehold home. And the homes sold in November average a list to sale ratio of 99.6%. Inventory remains historically low in the area and consumer interest remains consistent. With the use of virtual tools in the real estate industry and the implementation of personal protection equipment and safety protocols, transactions continue to transpire. Included, herewith below, are some additional observations to specifically reference detached residential freehold ownership homes from our most recent market report. Wasaga Beach: The 12-month average sales price for a residential-detached freehold ownership home sold in Wasaga Beach is currently $588,738. This value is up +16.42% over November 2019 ($505,685). An increase of $83,053 in one year's time. Month over month, the 12-month average sales price has recently been increasing at approximately $11,000 per month. The average price in September was $566,399 increased to $577,089 in October and $588,738 in November. The average days on the market for the home sold in November was 50 days, however, this number was largely affected by 1 or 2 of the 36 sales which had been on the market for a longer period of time. If you deduct the home sold with the longest days on market, the adjusted monthly average days on market for November based on 35 sales was 35 days on market. An average of 35 days on market would be a more accurate estimate for the current time required to sell a home. The shortest amount of days on market in November was 0. If priced right, it is possible to sell a home in less than 1 day. However, most fairly priced attractive homes often consider holding offers to a set day and time which adds to the average days on market during that time period. Year to date the amount of residential-detached freehold ownership homes sold in Wasaga Beach is up +37% as we entered December 2020 over the same time in 2019. The month of November completed 36 sales in 2020, up from a total of 28 sales in November 2019 (+28.6%) and up from only 23 sales in October 2018 (+56.5%). The average list-to-sell ratio for homes sold in October was 99.63% of the asking price. For reference, the average list-to-sell ratio for all of 2019 was 97.09% of the asking price. Out of 36 residential-detached home sales in November, 15 of the homes sold at 100% of the asking price or higher. At this time the market only has approximately 1.4 months worth of listing inventory entering December 2020. This number remains low, confirming a Seller’s market in a number of popular price ranges. A total of 36 sales were completed in November with only 49 active listings on December 1st, 2020. Out of the 49 active listings, 42 were fully active and 7 had conditional sales already underway. The highest amount of residential-detached freehold ownership homes sold in 2020 (year to date) has been within the price range of $500,000 to $600,000 (158 sales). The highest amount of sales in the month of November was a tie with 11 sales between $500,000 and $600,000 and 11 sales between $600,000 to $700,000 completed in only one month's time. Notably, year to date there has been a total of seven (7) sales completed between $900,000 and $1M, a total of seventeen (17) sales between $1M to $2M and two (2) sale over $2M in 2020 YTD. Collingwood: The 12-month average sale price for a residential-detached freehold ownership home sold in Collingwood was $756,441 in November 2020. This value is up a total of +28.2% over this time last year ($590,056 in November 2019). Month over month, the 12-month average sales price has increased an impressive 19% since July 2020. An average of 3.8% per month for the last 5 months time. The average days on the market was 29 days for the homes sold within the month of November 2020. This number has only increased by 4 from October at 25 days on market but is still the third-lowest DOM year to date. Comparatively, the average days on market in November 2019 was 35 DOM and a total of 30 DOM in 2018. The average list-to-sell ratio has increased to 100.43% of the asking price entering December 2020. This figure is up from the 2019 year average of 97.55% determining less price negotiation taking place due to current market conditions. A total of 29 residential-detached freehold sold in November 2020. This was down from the previous months concluding 45 sales in October and 46 sales in September. Looking ahead, statistically, sales will potentially decrease in the month of December. In 2019 a total of 18 sales were completed in December and only 10 in December 2018. At this time inventory in Collingwood remains low December 2020. There is currently a total of 49 active residential listings. However, the majority of the standing inventory is a collection of townhouses, condominiums, and other types of residential dwellings. There is only a total of 14 residential-detached freehold homes at this time. This equals only half one month's worth of inventory based on the 29 residential-detached freehold sales in November. If sales drop to a total of 10 in December 2020 (there were 10 sales in December 2019), that would estimate 1.4 months of inventory at this time. Marketshare: Based on the offices geographically located within Wasaga Beach, RE/MAX of Wasaga Beach Inc. Summary: Local market trends continue to conclude a Seller’s market at this time based on low inventory and very strong Buyer demand in Southern Georgian Bay. After a record-breaking June, the month of July increased the number of recorded monthly sales once again. The average sales price continues to increase, the average list-to-sell ratio is at almost 100%, and the average days on market continuing to decrease. In July, Wasaga Beach alone completed a very impressive 112 residential sales, with a total of 79 of the recorded sales being detached freehold dwellings. Out of the 79 detached freehold homes sales, 35% (28) of those homes sold at 100% of the asking price or higher. The average list-to-sell ratio in Wasaga Beach is now at 99.7% entering August. A total of 79 detached freehold home sales in July is the highest amount of monthly sales since June 2016. In Collingwood, the 12-month average sales price of a residential-detached home spiked by an incredible +4.57% in only one month's time ($627,689 in June to $656,404 in July). Bringing the year over year average increase to +10.62% at this time ($593,71 in July 2019 to $656,404 in July 2020). Inventory remains historically low in the area and consumer interest remains consistent. With the use of virtual tools in the real estate industry and implementation of personal protection equipment and safety protocols, transactions continue to transpire. Wasaga Beach: The 12-month average sales price for a residential-detached freehold ownership home sold in Wasaga Beach is currently $534,574. This value is up +9.09% over July 2019 ($490,034). An increase of $44,540 in one year's time. Month over month, the 12-month average sales price increased from $525,392 in June 2020 to an average of $534,574 in July, an increase of +1.75% in one month's time. The average days on the market for the home sold in July decreased to 26 days. A true account of the time period required to sell a home would be potentially less again as a number of listings selected to implement a Seller’s Direction and hold offers for a number of days. Conditional periods are also a factor when estimating the average days on the market from listing to the reported sold-firm date. Year to date the amount of residential-detached freehold ownership homes sold in Wasaga Beach is up +22.8% as we entered August 2020 over the same time in 2019. The month of July completed 79 sales in 2020, up from a total of 31 sales in July 2019 (+155%) and up from 34 sales in July 2018 (+132%). Collingwood: The 12-month average sale price for a residential-detached freehold ownership home sold in Collingwood was $656,404 in July 2020. This value is up a total of +10.62% over this time last year ($593,371 in July 2019). This represents an average increase of +$63,033 in one year's time. Month over month, the 12-month average sales price in June 2020 was $627,689 which increased significantly by +4.57% in only one month's time to $656,404 in July 2020. The average days on the market was 44 days for the homes sold within the month of July 2020. This number was only slightly down from 46 days on the market in July 2019. Comparatively, the average days on market in July 2018 were 25 DOM. The average list-to-sell ratio is holding at 98.75% of the asking price entering August 2020. This figure is up from the 2019 year average of 97.55% determining there has less price change in negotiations throughout the month of June and July. At this time the inventory is approximately 1.3 months of inventory entering August 2020. A total of 48 residential-detached freehold ownership sales were completed in July leaving only 61 active listings entering August. Real Estate Market Report - June 2020 At this time we are pleased to provide you with an updated Wasaga Beach Real Estate Market Report for the completed month ...of June 2020. All information provided below is in reference to residential-detached freehold ownership homes, sold in Wasaga Beach and Collingwood, by all brokerages and as reported to the Southern Georgian Bay Association of Realtors (SGBAR). Summary: Following an understandably lower than average amount of unit sales in April and May due to Ontario’s COVID-19 State of Emergency, the local real estate market witnessed a truly incredible recovery through the month of June which concluded a record-breaking month in Wasaga Beach. The 12-month average sales price increased in both Wasaga Beach and Collingwood, although the recording-breaking statistics are largely reflected in the number of unit sales. Especially in Wasaga Beach where there was a total of 64 residential-detached freehold homes were sold in the month of June alone. And even within a pandemic the total amount of unit sales in Wasaga Beach has already surpassed the production of 2019 in a year to date comparison. In Collingwood residential-detached home sales were up +17% in June 2020 over June 2019. Although year to date the Collingwood unit sales are still down -31.9% in part due to low inventory. In Wasaga Beach, residential-detached home sales were up +128.6% in June 2020 over June 2019. It was the most productive single month for unit sales in Wasaga Beach since May 2017 during the peak of the market at that time. Year to date in 2020, Wasaga Beach is currently up +9.25% over 2019. A truly remarkable recovery following the below-average months of April and May. Inventory remains historically low in the area and consumer interest remains consistent. With the use of virtual tools in the real estate industry and implementation of personal protection equipment and safety protocols, transactions continue to transpire. Included, herewith below, are some additional observations to specifically reference detached residential freehold ownership homes from our most recent market report. Wasaga Beach: The 12-month average sales price for a residential-detached freehold ownership home sold in Wasaga Beach is currently $525,392. This value is up +8.88% over June 2019 ($482,561). An increase of $42,831 in one year's time. Month over month, the 12-month average sales price increased from $520,877 in May 2020 to an average of $525,392 in June, an increase of 0.87% in one month's time. The average days on the market for the home sold in June increased to 53 days. However, that is in part due to low inventory at the moment with significantly increased sales providing opportunity for homes that had been on the market since the slower months of April and May. Year to date the amount of residential-detached freehold ownership homes sold in Wasaga Beach is up +9.23% as we entered July 2020 over this same time in 2019. The month of June completed 64 sales in 2020, up from a total of 28 sales in June 2019 (+126.6%) and up from 41 sales in June 2018 (+56.1%). The average list to sale ratio for homes sold in June was 98.64% of the asking price, a percentage greater than the 2019 year-end average of 97.09% of asking price. The months of January, February, and March had all completed a higher than the average list to sale ratio. Following a slight decrease to 96.59% in April and 97.55% in May. At this time the market has approximately 1.5 months of listing inventory entering July 2020. This is a very low number indicating a quick shift to a Seller’s market. A total of 64 sales were completed in June with only 95 active listings entering July. Out of the 95 active listings at the beginning of July, 83 are fully active and 12 have conditional sales underway. The highest amount of residential-detached freehold ownership homes sold in 2020 (year to date) has been within the price range of $475,000 to $650,000. The highest amount of sales in the month of June was specifically between $475,000 to $500,000 (12 sales), $550,000 to $585,000 (8 sales), and $605,000 to $649,900 (8 sales) in one month's time. Notably, year to date there has been a total of five (5) sales completed between $800,000 and $900,000 and five (5) sales over $1M. With interestingly none between $900,000 and $1M YTD. Collingwood: The 12-month average sale price for a residential-detached freehold ownership home sold in Collingwood was $627,689 in June 2020. This value is up a total of +6.72% over this time last year ($588,162 in June 2019). This represents an average increase of +$39,527 in one year's time. Month over month, the 12-month average sales price in May 2020 was $627,997 which decreased slightly by only 0.05% in one month's time to $627,668 in June 2020. The average days on the market was 34 days for the homes sold within the month of June 2020. This number was significantly less from a total of 56 days on the market in June 2019. Comparatively, the average days on market in June 2018 were 32 DOM (comparable to 2020). The average list to sale ratio decreased to 98.49% of the asking price entering July 2020. This figure is up from the 2019 year average of 97.55% determining there has less price change in negotiations throughout the month of June. At this time the inventory is approximately 1.9 months of inventory entering July 2020. A total of 41 residential-detached freehold ownership sales were completed in June leaving 79 active listings entering July. See story below: As part of Phase 2 of the reopening of outdoor amenities, recreational use of public beaches will be permitted, including sitting/laying on the beach, swimming, fishing from shore, paddle boarding, kayaks, etc. Playgrounds and parks remain closed. However, the number of parking spaces will be reduced to control the number of people on the beaches. Our No. 1 priority is protecting the well-being of Tiny’s residents, which is why new health and safety protocols and parking restrictions are being introduced, reads a public notice. All paid/metered parking will be unavailable. Parking will only be available through the use of resident and non-resident parking permits, giving priority access to permit holders. Accessible parking will be maintained at each regular location. The 30-minute-parking spaces at Balm Beach will be available free of charge so that people can access businesses in the area for curbside pickup or takeout orders. A single portable toilet will be made available at the following beaches: Balm Beach, Bluewater Beach, Cawaja Beach, Concession 13 West Beach, Jackson Park, Lafontaine Beach and Woodland Beach. They will not be sanitized and no washing station or sanitizer is available. Users should bring their own. A garbage can will be present. To be compliant with the provincial emergency order, no more than five people can gather together unless they all reside in the same household. Beach users must maintain a minimum two-metre distance from one another, including when engaging in sports activities. No team sports are to be played or practised on the fields, beaches or courts.
