Has your Electric Water Heater out lived its warranty? If it has, it is definitely time to start planning for a replacement. Most steel electric Water Heaters ...installed within last decade will most likely come with a factory warranty of eight years. This eight year warranty is basically the life of the Sacrificial Zinc Anode that cathodically protects the tank from corrosion caused by electrolysis. Once that anode has eroded so too will the tank. Once the anode is gone it CAN be replaced. That being said, typically the cost of replacement of the anode will be comparable to the cost of replacing the tank altogether. This is because, due to size and space constraints, the tank will most likely need to be uninstalled and moved to where there is room to pull out the old anode. Should your tank burst while outside its warranty, combined with not having the proper tank components to comply with modern code (eg: Thermal Expansion tank, seismic restraints, drain pan) it can be difficult to convince your insurance provider to cover the water damage to your home caused by the ruptured tank. This is why, as soon as that warranty is up, your steel tank is on borrowed time. In the last year, tank manufacturers have dropped the eight year warranty policy to a SIX year policy. Most plumbing companies, Watershed included, will offer to install a larger anode and extend the warranty for an additional two years for an extra charge. Pictured below is a Rheem Marathon Electric Water Heater with a life time warranty!! Although the initial investment is higher, this tank will last at least 25 years. Being that its non-metallic there is no chance of corrosion with exception of the heating elements themselves. That means no more large replacement bill every 8 years, and no more chance of damage to your home caused by a ruptured tank. Marathons have a high efficiency rating with a quick recovery time. Does the glass on your Natural gas fireplace constantly get covered in black soot? Have you accepted this as part of owning a gas appliance? Have you given up on trying to keep it clean? GOOD NEWS!! This is actually a problem that is fairly easy to alleviate!! A black viewing window is typically caused by one of two problems:... a) The fuel and air mixture is incorrect causing incomplete combustion. This is when the flames are exceptionally orange/yellow and often you can see black sooty smoke rising off the flames. The sooty smoke is just Carbon molecules that havent found any Oxygen pals to link up with and create Carbon Dioxide. This is usually the case if your BRAND NEW fireplace is exhibiting these symptoms, and can be repaired by adjusting the air shutter on the gas supply tube at the Venturi. OR b) The log set is incorrectly placed. If your log set is not installed correctly, the ceramic logs can interfere with the burner. If the logs interfere with the flame, they create incomplete combustion and must be reset. You can tell if the logs are installed correctly as they should be free of soot. Although these explanations may offer some insight as to why you may be experiencing a constantly dirty gas fire place; you should never attempt to repair or service a gas appliance on your own.
