This week we bought a house from a family who was not going to be able to pay their July 1st mortgage payment. The contract was signed on June 18th, we removed conditions on June 26th, and the property will be officially ours on June 30th. The smiles of relief on the sellers' faces spoke volumes.

We recommend "plain" term life insurance over mortgage insurance to all of our clients. The two main reasons are: 1) term life is usually substantially cheaper, and 2) since mortgage insurance isn't underwritten (guaranteed) until you actually need it, there is no guarantee the insurance company will pay out on the claim...so you could have paid premiums for years thinking you are covered, and in the end you get NOTHING.
