Happy Holidays from West Coast Property Management!!!! A few Strata Lot considerations to ensure you stay comfortable over the holidays. With the change in weather residents will often increase their thermostats and close their windows, this may lead to increased condensation in the unit. The increased humidity can lead to air quality and property damage concerns, it is recommended that residents ensure air circulation by opening window coverings and increase the use of fans ...(kitchen, bathroom and laundry) to balance the in-suite humidity. If you are away from your unit for the winter months you should ensure a minimum ambient temperature to avoid possible freezing of plumbing components. It is also good practice to rinse water through all drains to ensure that plumbing seals do not dry out and lead to failure. Additionally if you are away for an extended period of time you may want to consider turning off local water valves to the unit to avoid damage in the event of accidental failure. Fire Systems and Mechanical Systems With the colder weather upon us your Strata should ensure the following considerations to be ready for winter and mitigate the possibility of freezing and damaging building components.... Fire System Ensure you engage a certified fire protection contractor to winterize your fire system, this will include the draining of all low points of the sprinkler system in your parking garage or other areas that are not insulated from the elements. Your fire protection contractor may have other site specific recommendations for proper protection of your system. Mechanical Systems The Strata may want to consider aligning their periodic mechanical maintenance with the seasonal changes in weather, this will allow for adjustments to equipment to ensure efficiency based on the seasonal weather changes. Systems with Direct Digital Controls(DDC) should be monitored on an ongoing basis to confirm efficiency of the mechanical systems. Is your Strata Community Winter Ready? Landscaping Irrigation and Exterior Hosebibs Ensure that your irrigation contractor properly winterizes your irrigation system, this includes draining the system as well as blowing out the lines with an air compressor. You will also want to ensure that any valves above ground or on green roofs are properly protected and insulated to avoid freezing damage.... For frost-free exterior hose bibs remove the hoses from the exterior hose bibs and also ensure you bleed off the valve by lifting the backflow preventer for 30 seconds to allow any water in the line to drain. If you do not have a frost free hose bib turn off the water to the exterior hose bib from inside the unit, via the water shut-off valve, remove any hoses from exterior hose bibs and open the water valve on exterior hose bib to allow water to drain.
