It is a means by which to track the change in price over time. As you can see we hit a high in August and since then have dropped 3.6%. It is difficult to predict what the spring market will bring. However, with 3000 people a month moving to the lower mainland, they have to live somewhere. Hopefully, with prices re-adjusting, more people will be able to qualify for financing under the new rules.

Sales 8 New Listings 14 Type of Market Week Sellers Market NW Maple Ridge Days on Market 19 Total Inventory 22 Sales 10 New Listings 12 Type of Market Good sellers market West Central Maple Ridge Days on Market 10 Total Inventory 28 Sales 13 New Listings 17 Type of Market Good sellers market My comments: There are still a lot of buyers out there for single detached homes. Out of 27 sales in the last 30 days, 17 sold for at or over list price. Two of those properties were over $900,000 and two were over a million dollars, so it is not just the lower end that is selling in multiple offers.

As of 4:50 pm on Monday, March 5, 2018 there are only 63 detached homes for sale in West Maple Ridge. Compare that with 209 detached listings in August of 2012 for the same area! Inventory is still at historic lows.
