The numbers have been tallied and December sales led the year to the 3rd best result on record, with just over 95,000 homes changing hands during a pandemic. It’s easy to see why Realtors were declared an essential service from the beginning of this pandemic. Right across the GTA, sales were up 8.4% over 2019. Here in Durham Region we posted 773 sales in December; a whopping (my new favourite word) 49.2% increase over December, 2019! This occurred in spite of the fact that Ac...tive Listings were down by an even greater 67.5% over the same period last year, helping to drive the Average Sale Price north by 21.5% over last December! The Average Sale Price logged in at $778,037 compared to $640,269 a year ago. It truly begs the question, how high can it go? Some buyers that were pushed to the sidelines wondering when prices will drop. That will only happen when supply exceeds demand or interest rates become untenable and we don’t see that happening anytime soon. If you’re thinking of Selling, there is simply no better time. The average Sale Price to List Price Ration was 107%, up from 99% a year ago. This is the result of desperate buyers bidding the prices up in bidding wars. The Sales to New Listing Ratio (what percentage of the new listings sold) was 76.5% which is the highest I’ve seen in my extensive career. Last December that percentage stood at 57%, still respectable. Months of Inventory for December was 0.9 and Average Days on Market clocked in at a mere, 13 days. Santa looked especially kindly on the Oshawa market with sales volume up 52% and prices higher by 22.5% over December, 2019. He sprinkled even more good cheer to Sellers in Scugog, with sale volumes up by 144% and prices higher by 26.4% over the same period last year. Is it time for you to have a Real Estate Heath Checkup?
