USING CREATIVITY TO WIN - Deeply frustrating day yesterday. I wish this story had a happier ending. It did bring to mind a sharing point though. - Long story short: Showed our buyer an Etobicoke condo the moment it came up. The buyers want it.... - While we were still there I asked my sister to prepare the offer. It was ready to sign when we got home. - Called the agent from the car and build enough rapport that he was willing to forgo the 24 hour irrevocable and deal with our offer straight away. - Offer quickly signed and submitted with a price over asking, despite no competition. - So far so good. We are doing everything right. - 15 mins after we sent our email we are told that 2 more offers have come in. - They decide to present all the next morning. Our buyers aren't comfortable paying much more, so I quickly get to work on other ways we can improve. - After lots of research and calls, our offer is improved and we are feeling good. It's the cleanest, strongest offer we could make. - We were so close! I am told we would have had it if the other buyer didn't decide at the last second to pull their conditions, presumably without research ahead of time. - Moral of the story (even though we lost this one): there are other ways to win in a multiple offer beyond price. - We once won with a lower price because it was obvious the seller was drowning in stuff (hoarder). We put in a clause allowing them to leave things behind, while others would ask the opposite. - Gotta be creative and resourceful. Next one is ours. See more

AN ASTUTE CONDO BUYER - "You have to be sure to tell me when the best moment is for me to buy," she said last fall as we discussed her plans to get into the Toronto condo market. - We were trying to coordinate the timing around what was best for her in correlation with the end of her lease, and finding the bottom we knew was coming, of the condo market correction.... - This client is savvy. She is very skilled at building teams of competent people around her that she trusts and then listening to and heeding their advice. - When we told her it was time, in October, we got to work.
