Home inspections and energy assessments throughout Windsor and Essex County

A reputable heating contractor told me that the minimum Merv rating you should use is 8 and that it wasn't necessary to buy expensive filters because the furnace itself does not exchange the air in the home enough times in a day to be effective at removing debris, allergens etc. That was a few years ago, I can't say if some of the newer, high end furnaces do perform better to clean the air or not. Needing a filter myself I went to Canadian Tire and came across a bundle from 3...M. I didn't take the time to read the fine print on the back because I don't use these filters and didn't want to linger in the store. What caught my attention was the image showing the 1500 series filter can remove bacteria and viruses. After doing a little (very little) research I found that the 1500 filter has a Merv 14 rating which means it is 75% to 85% effective at removing small particles of 0.3 microns to 1.0 microns. Keep in mind the Corona Virus is 0.1 micron (average). So at first I am a little upset because people are going to buy these filters thinking it will help to clean the virus from the home. I went onto 3M's site about their filters and it was explained that it is effective at REMOVING BACTERIA AND VIRUSES THAT ARE ATTACHED TO PARTICLES. This makes much more sense, but the average person isn't likely going to take the time to visit a website to understand exactly how the filter removes the viruses and bacteria. 3M in my opinion is a trusted brand and I've seen these filters around well before the pandemic so it isn't like 3M is capitalizing on a bad situation, however, I think it would help improve trust and transparency if they printed the info on the front label rather than the fine print that won't likely be read. Bottom line, do a little research before you make a purchase on a whim. It is very easy to misinterpret advertising.

One of the most common questions we get asked about a roof is how much longer do you think it will last? It is not possible to answer that question. There are just too many factors that can impact the life of a shingle. The first image is of the valley of a 10 year old roof. Valleys receive much more water than elsewhere and as a result will wear out quicker. In this case, no ice and water shield was used under the shingles to protect the valley. The 2nd image shows what hap...pens when shingles aren't sealed at a ridge. This is of course not part of a typical home inspection. A simple piece of metal that could have been purchased preformed or made on site and costs less than $10 would have prevented what is now a few hundred or considerably much more to repair. Kickout flashing as seen in the sketch, is used to divert water away from the wall. The other pictures are from yesterdays inspection of a 2010 home. The missing flashing at the roof-wall intersection has allowed water to penetrate behind the stucco wall and you can see the damage along the... bottom of the wall.
