Last year I found a home to renovate in Alexandria. My posts of problems that I have found while gutting the home should help inform home buyers of potential issues in regards to purchasing a home. Why Do I need a Building Permit?The permit process...and the inspections that come along with it....help ensure that the building is safe for occupancy and for adjacent land owners. It also protects your investment. If work is done without a permit and a problem such as a fire results, your homeowner's insurance policy will often not cover the loss. When it comes to protecting one's family and one's equity, it is better to be safe than sorry, especially considering the relatively small cost of a building permit.

Some history of the home being refurbished had heating issues and children were often sick. Uncovering the old Gypsum and lathe revealed un-insulated walls and mouldy areas. These health issues are not easily detected with a regular home inspection and care must be taken when purchasing an older home. Attempts to renovate from previous owners of the home also uncovered terrible framing issues.

Septic system maintenance: More and more the attention is being focused on the sewage disposal system and rightly so as the cost to fix or to completely change the tank or the bed can be a serious on new home owners. A weeping bed’s life span is generally in the neighbourhood of 20-25 years. The reason for this is that Biomat naturally forms under the weeping tiles and eventually progresses throughout your bed. If you are planning on selling your home and you have a septic system you should review the operation and do regular maintenance. There are many brochures and literature available online. Dry rot; came across a few inspections with houses that had these conditions. The first was a main structural beam in a basement and the other a patio door. Dry rot occurs when you have an unusual amount of moisture infiltrating the wall structure or in a high level of humidity level usually in a basement. If unnoticed or left uncorrected could result in major structural damage. A proper home inspection is a cheap insurance for short term and long term real estate investment.
