As a follow up to my post about a Home Inspection, for the Tarion 30 day and 1 year report, I received some inquiries about the inspection process in general, but also about my measures related to Covid19. A Home Inspection is a visual inspection of the various systems of a house: roofing, insulation + ventilation, structure, exterior, interior, plumbing, electrical, heating and AC. The exact details you can find on the website of the Ontario Association of Home Inspectors (w...ww.oahi.com). On the home page, in the left bottom corner, under "about the OAHI", click on "Standards of Practice". I follow the "OAHI/CAHPI Standards of Practice". I will provide you with a digital report (via email) with pictures. This is the Home Inspection report. You will still need to fill out the online Tarion report. With Covid19 to deal with, the on-site inspection is basically subject to the Provincial Guidelines: distance, mask, gloves. The ideal situation for me as a Home Inspector is to be by myself in the house. As a result the client (and everybody else) would be kept at a distance, which is the safest for everyone involved. What I have done until now is, while keeping safe distance, explain to the client what I want to show them in which room; so they know whether it is the kitchen faucet, the humidifier on the furnace, or the living room bay window (just as examples). I will stay in the next room at the door so I can answer questions and/or give further explanation. That has worked well. I will email the client my contract including the Standards of Practice, to read it in advance. On location I will have a hard copy for signing. I will have gloves for everyone. A long story for a little extra work. I welcome your suggestions for all our safety. Stay safe.
