Analyzing Will Make or Break Your Investment Business. Have you ever heard the term you make money on the buy? When analyzing Apartment building deals you cannot be emotional about your numbers. That's like someone investing in the stock market because they like the CEO. If your a real investor your going to do your research and most importantly make sure your numbers make sense! ... Women Lie, Men Lie, But numbers don't Lie! These are 4 Deals I analyzed this week three of them exceeded the beloved 1% Rule. One of them seller was willing to give a massive 40% Vender Take Back, Mortgage on a Second, but the numbers didn't make sense. 2 out of 4 Deals did make sense. Overall when analyzing deals you have to think like the bank. You have to think like a Lender. The deal needs to look good enough that if you were Private lender or bank you would invest! You also need to be conservative with your numbers for worst case scenarios and to be able to weather the storm. That means reserve funds for unexpected maintenance nightmares, unexpected increases in Insurance and property taxes. Once your solid and confident in your numbers, this is what makes real estate one of the most secure, investment on the planet that makes more millionaires then any Fizzy Straw, or slice bread invention idea you could think of. Here I look at the 7 units in Windsor Ns 3 duplexes and 1 single family.. Let me know what house you think needs the most work?
