Having this happen can send a first time home buyer (or even a seasoned real estate owner) to a sandy beach where they can bury their head. So many of us will just give up and walk away from the dream of homeownership. I can't tell you how many times my clients have been rejected by not just one but several financial institutions and in the end, they GET APPROVED. Rules can be different, never give up. #surrey #townhouses #selling #buying

Of course, this answer will be different for everyone. It's a personal decision to be made in the best interest for your future. In my experience, the benefits of homeownership are the freedom to do what you like with your home, a stable living environment and you'll build home equity, as opposed to paying rent to someone else. #whyrent #homeownership #surrey #realestate

If you are unable to do this task on your own, you can always hire a company or even a teen in the neighborhood to take care of it. Whatever you do, though, have it cleaned up when buyers are coming walking your yard. #jasonfairhurst #buying #selling #townhomes

FIRE SAFETY TIPS! Install smoke alarms on every level of your home, inside bedrooms, and outside sleeping areas. Test smoke alarms every month. If they’re not working, change the batteries. Talk with all family members about a fire escape plan and practice the plan twice a year.... If a fire occurs in your home, GET OUT, STAY OUT and CALL FOR HELP. Never go back inside for anything or anyone. #jasonfairhurst #townhomes #firesafety See more

The average home price in the City of Vancouver is now $1.07 million, while it is $820,000 in the Fraser Valley and in the $585,000 range in Chilliwack and Mission, the BCREA reports... BC Real Estate Association Update on the market! The provincial housing market had a record-setting September, said BCREA Chief Economist Brendon Ogmundson. Both total sales and average prices were the highest ever for the month of September as pent-up demand from the spring pushes into the fall. Average prices are skewing higher as demand for space during the pandemic drives sales of single-detached homes added Ogmundson. Total provincial active listings are still down about 12 per cent year-over-year, with some markets even more under-supplied as the pandemic continues to keep listings low.

Do you know what co-operative housing involves? CO-OPERATIVES - Similar to condos but instead of owning your the unit, you own shares in the entire building or complex with the other residents. Co-op residents pay for maintenance and repairs through monthly fees and are subject to the rules and regulations of the co-op board. Be aware that if you decide to sell or rent your shares, the co-op board has the right to reject your prospective buyer or tenant. Read the co-op’s rules before making an offer.

WHAT IS AN OFFER? - An offer is a formal, legal agreement to purchase a home and is legally binding once accepted by the seller. Offers to purchase a home can be made conditional on factors such as financing or a home inspection. If any of the conditions are not met, you can change or cancel the offer, even if the seller has already accepted it.

Mortgage lenders use two calculations to help determine your eligibility for a mortgage your Gross Debt Service (GDS) ratio and your Total Debt Service (TDS) ratio. Your GDS ratio is the percentage of your gross monthly income used for mortgage payments, taxes and heating costs and if you are buying a condominium half of the monthly maintenance fees. As a general rule of thumb, your GDS ratio should not be more than 32% of your gross monthly income. Your TDS ratio is th...e percentage of gross monthly income required to cover monthly housing costs, plus all your other debt payments, such as car loans or leases, credit card payments, lines of credit payments, and any other debt. Generally, your TDS ratio should not be more than 40% of your gross monthly income. See more

What type of ownership are you wanting when you buy a home? FREEHOLD - You own the land and house and are responsible for everything inside and outside of the home.

HOW MUCH DO YOU NEED FOR YOUR DOWN PAYMENT? A down payment is the portion of the property’s price not financed by the mortgage. You will need a down payment of at least 5% of the purchase price of the home. For example, to buy a home for $300,000, you will need at least $15,000 as your down payment.... If your down payment is less than 20%, you will need mortgage default insurance. Of course, every home buyer's financing is unique to them, always check with your mortgage broker or financial institution to be sure.

Is your mortgage up for renewal? Think before you just sign that paper! If you are coming up to your mortgage renewal date, you may have already received a letter from your lender. Typically, these are sent out when there are 3 months remaining on your term. While nearly 60 percent of borrowers simply sign and send back their renewal, did you know that this is actually the best time to shop around for better rates and options? If you would like a free second opinion from one... of the best mortgage brokers out there, give Tonia at call or text at 604-618-2403 or you can email her at [email protected] I've personally used her services as well as many of my clients. She's super helpful!
