You may have easy access to a gym, 24 hour security, club activities, party room, movie theatre, pool, without having to go out and face the elements. No more grass to cut, snow to shovel or hauling your ...garbage to the curb - snow, rain or shine. There may be a garbage chute on every floor! What about those dreaded maintenance fees?! All homes will need maintaining - roof, windows, walls, furnace, air conditioner all have a certain lifespan - be it in a condo or detached home. Your maintenance fees will likely cover building insurance, security, maintenance, some or all utilities, which in some older buildings may include cable TV. Part of your monthly maintenance fee includes reserve funding to cater for major repairs and replacements and is governed by the Condominium Act. Since the 1998 Condominium Act, revised in 2002 and recently amended Bill 106 - The Protecting Condominium Owners’ Act, your maintenance fees are now closely monitored by home owners.
