The numeric value of 17,774 is made up of low rise (Towns, Semis, Detached, Linked homes) and high rise (Condo-Apartment-Condo towns) - 8,778 (low rise) - 8,996 (high rise)... The high rise market will overpower the low rise sector for number of units in the coming years when the current buildings under construction come online. Sales in the last 7 days totalled 1,433 units (1,013 low rise sales and 421 high rise sales). The number of low rise sales over high rise sales is a direct correlation to the demand in inventory in the 905 and the 705 currently.

Good news! The Market looks like it’s going to carry on. Last week's Throne Speech from the Trudeau government announced an extension to the wage subsidy until the summer of 2021. My main concern in regards to a few recordings in the past is that at end of September, the mortgage deferral and the wage subsidy was coming to an end simultaneously, and this would have affected the real estate market with sellers loading their homes on the market to unload their unmanageable debt... load, causing a major influx of inventory in the market and bringing down home values (90 days to feel the direct impact from this event) This is all avoided with the subsidy being extended, time to capitalize. The current status of the market is inventory peaked at 19,000 units as of this morning, with 1,600 units per week selling. We're currently in a buyers market until inventory starts depleting Dec/Jan!
