What’s that? Did you say multiple offers? YUP! They’re back and pretty common on single family homes right now. . . But you’re a buyer and the idea of quick subjects or even subject free is a very scary idea... well it doesn’t have to be. .... . When you’re writing an offer on a property that has multiple offers you want your offer to stand out and be competitive. That sometimes means exploring the idea of removing some subjects. The common misconception is that this exposes you to a lot of risk... but what it means is we are just doing all our due diligence prior to the offer.... - sending documents to your mortgage broker - reviewing PDS and title search - home inspection (yes buyers are doing these pre offer again quite often) - calling the city, getting permit history, verifying lot dimensions, zoning, future potential, oil tank history, *** when you write an offer with subjects all of these things are usually done after an accepted offer. . . When the market is competitive and very active, being prepared early to write a strong offer is super important if you want to make sure you don’t lose that dream home! See more
