We get asked frequently about where we think the real estate market will be next year, given the wild year that we have seen in 2020. Ottawa has experienced an incredible year of growth in both volume of sales and home values. But after a year like this one, what can we expect next year? What will the impact of Covid be? Certainly the pandemic did not slow down real estate in our city this year. There was a brief blip in March and April where the number of sales slowed down, ...and we saw a small adjustment in values, but once the snow went away and the smell of summer came, the wheels of real estate cranked right back up again and kept on rolling. So what about next year? RE/MAX Canada has just released its outlook for the housing market next year, and they are predicting the country as a whole is looking strong - a 4 to 6% increase nationally in home values. In the nation’s capital, they are predicting an increase in home values of almost 7%. This is a lot closer to what Ottawa has historically seen, and represents solid growth for both homeowners and investors. When we saw the company forecast, it was pretty well in keeping with what we have been telling our clients - to expect a correction in the coming year, but that we as a city would still see growth. Inventory will still remain on the low side, so buyers will need to continue to be resilient and patient. As the second fastest growing city in Canada, we have so many good things going for us - low unemployment rates, solid population growth, and good household earning averages, thanks to to the strong representation of government and hi-tech industries.
