When you hire a home inspector, make sure they are qualified. The inspector that inspected this house prior to my inspection stated that there were no issues with the roof. This roof was collapsing and required thousands of dollars worth or repairs.

There is currently a document created by CSA (Canadian Standards Association) which outlines what they believe should be covered during a typical home inspection. This document is disturbing for various reasons. They would like to see the following to be done during an inspection. The majority of these are already performed by qualified people who specialize in these systems. Pools, and pool equipment (including liners, pumps, filters etc)... Septic - this is highly specialized work and should only be performed by people who can install, repair, remove or replace these systems. Partial energy audit - the testing of every window and door for air loss. this is again specialized work for energy auditors. it also requires specialized equipment. It is all well and good that the CSA feels that a home inspection should be more involved. The issue is that to perform this type of inspection, the buyers will suffer. The home inspection will take much longer to perform and will cost the consumer a great deal more (easily double the current cost). This will of course cause many buyers to skip the inspection, which in turn will cause more law suits. We will have to wait and see if this is accepted.
