The average sale price for detached and semi-detached homes in Russell Township are over $600,000 for the second month in a row! A common question I'm receiving lately is will prices continue to rise and is the current situation a Real Estate bubble? To answer the first, our current sale price is a direct result of the ongoing lack of listings the market has experienced over the last several years. Secondly and intertwined, the market is being backed by real buyers (families, work transfers, etc.) with solid financing in place, meaning the market will continue on this trend until we see an influx of l...istings. If the mortgage laws were more loose or more foreign money was present in purchasing it would speak more to a bubble, that's simply not the case. Most experts do not believe this is a bubble that will suddenly burst. Expect an early spring market for additional listings and perhaps an additional increase in the condo market as freehold homes pricing continues to become a barrier for many first time home owners. My favourite Album turns 30 today! Interesting story, the band wanted to call the record Saskadelphia as away to appease both Canadian and American markets. Their American label balked and thought the name would confuse listeners. So the band came up with the name Road Apples which the label loved not knowing that The Hip just fooled them into calling the album "Horse Shit" (a slang term for Road Apples).

New statistics show the market continues to mark new heights in terms of sale prices. Units sold in residential is still making large jumps compared to October last year but notice that year to date we are maintaining sale numbers. What does it all mean?
