Optimistic article on whether or not prime rate will increase this year. This article indicates that there is a 40% chance prime rate will increase, with a chan...ce that there could be a decrease in rate. Currently, the spread between variable and fixed rates are roughly .75%, with variable rates being the cheaper of the two. 9.9 out of 10 times the Bank of Canada will increase rates by increments of .25% allowing for roughly 3 rate hikes to happen before interest rates were to be on par. With the increased chance of prime rate staying the same, lenders will start rolling back heavily discounted variable rates in some capacity. Some have already. Variable rates are an attractive option with a lower rate and cheaper mortgage penalties compared to a fixed rate but they arent for everyone. Fixed rates are the best option for someone who is looking for stability and is 100% certain they will not be breaking there mortgage term, triggering a much more expensive mortgage penalty. There is also a chance our economy turns around, opening up a real chance prime rate will increase multiple times over the next 1 year period. My suggestion would be to have a conversation with a mortgage professional about the current state of the market, your situation, your tolerance for risk if youre looking to renew your mortgage, purchase or refinance. This article does a great job illustrating what a pre-approval actually is. Pre-approvals or more like a pre-screening. When going in for pre-approval a basic application is filled out, a credit check is done, general document review from your broker or bank advisor but not by the person who actually approves your mortgage, the underwriter. The other part to consider is the property. All properties go through some sort of appraisal to determine worth. If the appraisal does not come in at the value of your purchase, it as there could be some issues with a lender approving your mortgage. To make a long story short, pre-approvals do not guarantee approvals.
