Home Owner Tip: A Leaking Water Heater is a Time Bomb Water heaters sometimes leak from the drain valve or relief valve. Those valves are easy to replace. But if a leak is coming from the tank, you've got serious trouble. The tank is lined with a thin coat of glass. Eventually, that glass begins to crack, the steel begins to rust away and a puddle appears. Left alone, the tank will rupture, causing an instant flood. It may take months for a leak to become a flood, or it may take days. But it will happen. Don't gamble. Replace that leaking time bomb now.

Home Buyer Tip: Knob and Tube wiring If you’re the owner of an older home, or if you’re planning to buy one, you may already know that some older homes have knob and tube wiring a wiring method used in residential homes in the early 1900s to 1940s. Knob and tube wiring is no longer installed and you may be surprised to find out that many insurers will not provide or renew coverage on homes with this type of wiring as they consider it to be a higher risk.

Home Owner Tip: Silence a Squeaky Floor To fix a squeaky floor under carpet, locate the floor joists with a stud finder, then drive in a trim head screw through the carpet, pad and sub-floor, and right into the floor joist. Be sure the top inch of the screw doesn't have threads or the sub-floor won't suck down tight to the joist.

Home Buyer Tip : GFCI outlets are part of the building code in rooms where moisture is present (kitchen, bathroom, laundry room, etc.). Your inspector will know how to test these outlets properly, and malfunctioning or non-working GFCI outlets could hint at bigger electrical problems www.niagarahomeinspection.ca [email protected] 905-658-7883

Home Buyer Tip: Some Home Inspectors do not go up and walk around the roof. This is an important part of the inspection since there are potential problems that are not visible from the ground with binoculars. Niagara Home Inspection will go and check the entire roof if it is safe to do so. www.niagarahomeinpection.ca [email protected] 905-658-7883

Home Buyer Tip : Make sure you are present for the home inspection and be prepared to ask questions and point out specific problems you'd like to check out further. This will be the first time your home inspector has been at the property, so your knowledge of potential issues is invaluable. www.niagarahomeinpection.ca [email protected] 905-658-7883
