Sales soared across all property types in the Greater Toronto Area, (GTA), with 95,000 home sales in 2020, making this is the third-best year on record for home sales in the GTA. The average selling price was $932,222. Pierre Carapetian, Broker for over 14 years, states, "A lot of people ask me if it is a good time to buy right now and it’s important to take a look at what history has shown us. In the 14 years that I have been a Broker, condominium prices have only come down ...only once and that was during the 2008 financial crisis. The depression in prices lasted 6 months where prices dropped 5-10%, and then after 6 months they went up 10-20% higher than they were before. The depression was short lived, and those who made the most amount of money were the people who acted during this period of time. I always caution people that our current situation due to the Covid-19 pandemic could be short lived given that it is circumstantial, and there seems to be an end to this apocalypse in sight." He further adds, "I see 2021 being a big year for equity growth and if you are a savvy investor and looking to enter the Real Estate market, now could be your last opportunity to get into the condominium market at a depressed value of what it was. This opportunity could be short lived, as we may have already seen a bottom and we could see a very rapid recovery like we did during the global financial crisis in 2008."
