https://www.cmhc-schl.gc.ca//cmhc-reviews-underwriting-cri CMHC announced changes to underwriting guidelines yesterday, June 4th to become effective July 1/20. They include: Limiting the Gross/Total Debt Servicing (GDS/TDS) ratios to our standard requirements of 35/42;... Establish minimum credit score of 680 for at least one borrower; and Non-traditional sources of down payment that increase indebtedness will no longer be treated as equity for insurance purposes. There are 3 High Ratio insurer carriers. CMHC, Genworth Canada & Canada Guarantee. It is unclear if Genworth and Canada Guarantee will follow. Will update as new information comes out. If all 3 insurers change their guidelines this will mean borrowers with less than 20% down payment will qualify for less. Please contact me with any questions.
