Our local real estate market statistics are now available for November 2020. Great news: The market is showing continuous improvement, with average sale price and total sales volume demonstrating strong growth when compared to the same time frame in 2019. The market has begun its expected slow down for this time of year. However, total sales are still up in November compared to 2019. New listings showed a slight decrease compared to the previous month, but in the last two we...eks of November we began to see a slight year-over-year increase. It will be interesting to watch this trend and see what happens in December and beyond. All of these statistics demonstrate a healthy local housing market for our area. Here are some details of what happened in November: 711 residential units were sold in Simcoe County last month, representing a 27.4% decrease compared to October. During the same time frame a year ago, there was a 21.8% decrease. This is an expected dip in sales numbers as we move through November into the holiday season. It’s also important to recognize that the number of units sold in November 2020 was 22.6% greater than the number sold in November 2019. The average price of residential units sold last month was $644,231 a small 1. 3% decrease from October 2020, but still 25.1% greater than the average price in November 2019. 240 units were sold last month within the City of Barrie. This is a 25.7% decline from the previous month, when sales were quite high for October. It’s also 17.6% more than the number of units sold in November 2019. The average price of units sold in Barrie during November 2020 was $588,265 just a small decrease of 1. 3% from the average price in October 2020. By comparison, the average price of units sold decreased by 4.3% from October 2019 to November 2019. Looking at a year-over-year comparison, the average price of residential units sold during November 2020 was 21.6% higher than the average price of units sold during November 2019.
